Pest Control Charges for unsanitary conditions, infestations, ants, roaches, fleas, bedbugs, ants, etc

Pet Charges (typically $150 Pet Cleaning Fee per lease) plus extra for damages/fleas/hair/odors/violations

Furniture Haul-Away Charges for bedding, couches, tables and large items left inside or outside

Compliance Charges by HOA or HPM for parking or rules violations

Landlord Overhead Charges (typically 20% of total charges for extra staff, admin, owner, HOA time and disruption)

Fixed Asset Charges for missing or damaged smoke alarms, microwaves, toilet accessories & items that must stay

Damages Charges for drywall, paint, flooring, repairs, broken glass/fixtures/appliances/blinds/trim/cabinets/doors

I AGREE to a FULL DEPOSIT REVIEW at my request to confirm the accuracy of all Fees and Charges rightfully deducted from my original Security or Pet or Other Deposits per my lease. I UNDERSTAND and AGREE Landlord will consider reasonable requests but that the Owner of my unit makes the final determination (not Holmes Property Management LLC).

Thank you for contacting us about a recent Security Deposit Refund. Please allow 1-3 weeks for small staff to find and review multiple Inspections, Service Requests, emails, texts.

We strive to be fair about charges which are often group charges related to cleaning issues and damages to Common Areas. Unreported damages and issues found after move out are split among all tenants.
